...It's unfortunate, but not 'unlawful' - I used to promote venues & I'm not getting into some of the strokes we pulled over billing.....

The only studio I ever had experience with was Jacksons @ Rickmansworth - So I'm out of date (slightly, they pulled it down about 15years ago).
If your friend had a 23 year lease, I wonder if he can't go to a rent tribunal over this proposed increase? - not quite sure of how this works in the commercial sector, but I would be amazed if the new landlord can just up the rent on this scale?

From years of experience with pubs....some good, most not.....idiot landlords usually land up in the street proclaiming 'I've got the Brewery right where I want them' - usually about a month before they get evicted - it's just a matter of time.
The old adage - 'dry it and try it' comes into play here - I've had 15" G18c speakers with S3 Vitavox horns chucked in a brook ( some audiences are very hard work), and they were fine.
I'd leave absolutely alone in a warm(ish) dry space and wait a week or two, then assess the true situation.
Back in the day, all my gear (including a couple of Ormats) lived in the back of an aluminium box truck with a fibreglass roof. The 'delicate' stuff had a heavy cloth (old cinema curtain) slung over it. I hate to say this, but I never had a moments problem.....I'd suggest that the OP goes to Jewsons and buys a large, cheap tarpaulin.....
